As Sydney’s urban landscape continues to evolve, Pinnacle was engaged to provide expert titling advice for a landmark 740-apartment, multistage residential development in Sydney’s outer Suburb of Schofields. Given the scale and phased nature of the project, it was essential to establish a clear and compliant framework under both strata and stratum provisions, ensuring each stage could be independently released, sold and managed.

Our involvement began with a thorough review of the developer’s architectural and engineering documentation, identifying the optimal lot configuration to accommodate common property, easements and future stages. Drawing on our in-depth knowledge of the Strata Schemes Development Act 2015 and the relevant provisions of the Conveyancing Act 1919, we devised a suitable titling structure, alongside a complementary stratum scheme to address vertical separation where required. Our precise boundary surveys and cadastral investigations ensured that all plans reflected the true extents of land parcels, taking into account SP2 TfNSW corridors, accessways and exclusive use areas.

Throughout the process, Pinnacle liaised closely with the developer’s legal advisers, planning consultants and Land Registry Services to confirm that each strata plan and stratum arrangement met all legislative and registration requirements. By delivering clear, survey-accurate titling documentation ahead of critical milestones, we enabled the client to secure financing, initiate staged unit releases and establish robust governance structures for future owners. The project’s success underscores our capability to navigate complex titling challenges on large-scale, multistage developments.
